Here are the main characteristics of a standard mortgage loan in Bulgaria are, as stated by two of the leading banks in the country - United Bulgarian Band and First Investment Bank.
UBB - United Bulgarian Bank
The client segments are the citizens of the European Union, USA and Canada. The minimum amount of the credit is Eur 7500, the maximum is Eur 250 000 for a period of up to 20 years. A person must be at least 23 years old to be considered eligible and the age plus the loan period shouldn't exceed 65 years. For the first year the interest rate is 1.5% or 5.9% for the first 3 years. There is a standard interest rate for the rest of the loan period which is 6.5%. The bank has an application fee of BGN 20 and an administration fee of 0.5%. The prepayment fee is 5%.
First Investment bank
Every able local or foreign citizen is considered an eligible borrower. However, if the acquired property is a plot, a local citizen should acquire a property. There are no limits concerning the maximum loan amount. The maximum term is 240 months with a loan purpose - acquisition of a real estate.
There is an option of a period when the borrower pays only interest which may be up to 12, 24 or 36 months. After it equal monthly installments during the loan term are paid. In case of overdue payments the bank charges a penalty interest rate. The application fee is Eur 50 and the management fee is 2%. You can read more on the fees and charges on their website. The applicant's income should be 1.50 times the monthly installments. The minimum income that should remain per member of the household is 500 Eur for adults and 250 Eur for children.
The term for approving the application is usually up to 2 days.

Sozopol is the oldest town at the Bulgarian Black Sea Coast and is set up in 610 B.C. as a Hellenic colony under the name Apoloniya Pontica. The under-water researches in the Sozopol's harbor have found remains of homes, ceramic pots, and stone and bone equipments from the Bronze Age. The narrow and short cobbles streets with the typical old houses give romance and uniqueness of the Old town. Sozopol is famous for its great number of churches too.
The town of Primorsko is a resort and a center of youth tourism. The total area of the beaches is around 1sq.km., the half of which are protected dunes. Nearby are situated the natural reserve "Ropotamo" - the protected areas "Arkutino", "Water-lilies", "Sea wormwood", the marsh-land "Stamopulo". During the town surroundings pass Ropotamo and Dyavolska Rivers. Dyavolska River takes its waters from the Dyavoslko marsh-land, which is under the sea level.
The village of Sinemorets is situated in the heart of a unique natural reserve, which embraces the Veleka River and Rezovska valleys, the full with romantic bays Black Sea coast and the woody peeks of Strandja Mountain. This place is called "the heaven part of the Bulgarian Black Sea". Here in a unique way meet the wind and the sea sense of smell, the fresh mountain freshness of Strandja Mountain, the full of game and birds oak and beech forests and the quiet waters of Veleka Rivers. The tourists, who come here, remain forever in captivity of the natural oasis, which distinguishes from the urbanized environment.
Irakli is a protected area with a camping site, which is located near the village of Emona, Nessebar Region. It is famous for its virgin nature and clear surroundings, which can not be seen almost anywhere by the Bulgarian Black Sea Coast. There grow unique plants, which are entered in the Red book of the Republic of Bulgaria and are protected by the Law of nature protection.
Emine cape is the most eastern point of Bulgaria. It is situated at a distance of 79 km. south of Varna, at 54 km. north of Burgas and at 14 km. south of Obzor. It is the Bulgaria's stormiest cape. Emine cape occupies a territory of 0.5 ha. It is considered to be the end of the Balkan Mountains. Once there rose proudly the Bulgarian medieval fortress of Emona, which name was derived from Aemon, the ancient name for the Balkan Mountains. Nowadays, only several ruins of the fortress have left. There are also a light house and remnants of a monastery. Unforgettable is the view of the Bay of Nessebar from the cape. Near the Emine cape is situated the village of Emona, famous for being the birthplace of the Thracian king Rez that participated in the Thracian war and was killed by Odysseus and Diomedus according to Homer's Iliad.
